HOW DO I RENT AN APARTMENT?

Simply fill out the online application for the unit you would like to rent. If you would like to tour available apartments, you can call us at (913) 432-5247 to set up an appointment.

WHAT ARE THE REQUIREMENTS TO LEASE AN APARTMENT?

A complete check of credit history and criminal background will be made. A lack of or poor credit history may be cause for denying a rental application OR may result in conditions for approval such as: requiring a security deposit equal to one month’s rent AND/OR requiring the applicant to have a cosigner. Judgments, collections, or late pays may be required to be paid in full.

An application will be denied if there is a felonious record with a release date newer than 7 years or any record involving crime against a person.

The applicant(s) must have a verifiable positive past rental or mortgage history. This includes no late payments, evictions, foreclosures, or lease violations. A deposit equal to one month’s rent and/or a cosigner may be required if there is a lack of, gap in, or negative housing history.

A prospective resident should meet the minimum income requirements:

  • 1 person occupying must have a gross monthly income of at least 3 times the monthly rent.
  • 2 persons occupying must have a combined gross monthly income of at least 3.5 times the monthly rent.
  • 3 persons occupying must have a combined gross monthly income of at least 4 times the monthly rent, and so on.

 

AGE AND VERIFIABLE IDENTITY DOCUMENTS:

All occupants regardless of age must be reported. Leaseholders must be 18 years of age, and all persons 18 or over must meet these application guidelines. All occupants must provide a US government-issued document stating the right to reside in the US during the term of the lease or have a verifiable social security number.

HOW DO I SET UP AN APPOINTMENT TO TOUR?

DOES AHA KC ALLOW WALK-IN APPOINTMENTS?

We will do our best to accommodate walk-in appointments. If you want to see a specific apartment or are looking for availability more than a month out, an appointment would be required to see occupied units.

HOW MUCH IS THE APPLICATION FEE?

$45/person (age 18+).

HOW MUCH IS THE SECURITY DEPOSIT?

Security deposits are based on how the application qualifies. The lowest deposit is $325 and the highest would be equal to 1 month of rent. Both are fully refundable.

WHAT LEASE TERMS ARE OFFERED?

All published rates are for 12-month leases. 6- to 11-month leases are available for an extra $50/month.

WHAT IS THE PET POLICY?

Pet cats are allowed in all apartments.

Pet dogs up to 50 lbs are allowed at Mission Point, Mission View and The Lookout.

Pet dogs up to 65 lbs are allowed at Antioch Gardens, Highpointe and Mission Woods.

Pet dogs up to 75 lbs are allowed at Nieman Square.

There is a monthly fee of $25 for one pet and $40 for two. A deposit of $200 is required for one pet and $300 for two pets. Deposits are fully refundable.

DOES AHA KC ALLOW ONLINE RENT PAYMENTS?

Yes! Paying online through your resident portal is encouraged. Auto-pay is available as well. There is no extra fee to pay online when you use e-check.

DOES AHA KC REQUIRE RENTERS INSURANCE?

Renters insurance is not required at this time, however, it is strongly recommended!

ARE FURNISHED APARTMENTS AVAILABLE?

At Home Apartments of Kansas City does not offer furnished apartments.

DOES AHA KC REWARD RESIDENT REFERRALS?

Absolutely; your referrals are our best compliments! Refer someone to live in any of our KC communities and you will receive $300 off your rent!* Make sure they let us know YOU were the reason they rented with At Home Apartments!

*when they sign a 12-month lease and pay rent on time for two months.

WHAT IF I HAVE AN AFTER HOURS MAINTENANCE REQUEST?

24/7 Emergency Maintenance is available at all of our properties. Call (913) 791-4097.

Maintenance which we DO classify as after hours emergency service includes:

  • Water leaking into your apartment from the ceiling or wall.
  • No heat when it is below 50 degrees in your apartment.
  • No A/C if above 85 degrees outside.
  • A main-line sewer back up in which water is coming up into your sink/bathtub/toilet.
  • Loss of electricity beyond a fuse or circuit breaker located in the apartment.
  • Warm refrigerators (please protect your food by coolers or dry ice if needed).
  • Alarms or other safety items that are urgent (call 911 if necessary before calling us).

HOW DO I GIVE MY NOTICE TO VACATE?

You must give a 2 full months’ written notice to vacate that coincides with the expiration of your lease.

WHAT IF I HAVE TO MOVE OUT BEFORE MY LEASE IS UP?

To move out of your apartment before your lease is up, you would need to buy out of the lease agreement. Two full months’ notice is required, and the lease buyout fee is equal to 1 month of rent. The buyout fee is due at time of notice.

HOW MUCH NOTICE IS REQUIRED TO END MY LEASE?

Two entire rental periods (full months). Notice must be given on or before the last day of the month 2 months prior to your lease end date.

WHAT HAPPENS TO MY LEASE AFTER THE INITIAL TERM?

Two-and-a-half months before your lease is up, we will send you a renewal offer. At that time you can decide to renew your lease for another term, or give your notice to vacate.

DOES AHA KC ALLOW SUBLEASING?

Subleasing is not allowed at any of our communities.
